There are a total of 30 visitor parking spots arranged in seven lots — Lots A to G — that belong to 2915 Headon Forest.
Condominium Rule No. 5 (g) states that the visitor parking lots are for use by visitors only and may not be used by owners or residents at any time to park their own vehicles.
The City of Burlington's Bylaw Enforcement officers will be ticketing any vehicles found to be in regular, habitual violation of this rule (for example regular daytime use or daily overnight parking by residents).
However, the Board recognizes that occasionally, a resident may need to temporarily park their car in a lot in order to switch vehicles or use the garage for some purpose.
If you occasionally park your car for 4 hours or less, you will not be ticketed. (If you regularly park your car for 4 hours or less, you will be ticketed.)
If you need to park your car in visitors for a longer period (for example, you are doing renovation work and will have a dumpster bin on your driveway for a week), please contact the property manager to obtain temporary authorization and provide a reason for requested extension along with expected duration.

A visitor is someone who is not normally domiciled (living) in the community; AND has been invited to visit a resident of the community on a temporary basis, OR has a commercially legitimate reason to be on the premises (e.g. a hired contractor, mail delivery, a city inspector).
A person who has not been invited by a resident or does not have a legitimate purpose to be on the premises is an unauthorized person and is trespassing on private property.
Moreover, a 'visitor' who regularly stays more than four consecutive overnight days per week and does so repeatedly throughout a month, even if they show a domicile address other than 2915 Headon Forest Dr., will be considered a part time resident and not a true visitor. Owners should make arrangements for paid reserve parking in these situations.
If a true visitor within this definition is using the visitor lots, the frequency of visits is not an issue. A visitor can use the lots as many times as they need to visit the community.
A good example is a boyfriend or girlfriend who regularly comes to stay the weekends overnight (3 consecutive nights or less) but lives elsewhere during the week: this is a visitor and will not be ticketed for overnight parking. Similarly, a caregiver who does not live at 2915 that comes every weekday during the daytime for 8 hours can also make use of the visitor lots without worry of being ticketed.
Regular visitors must however always be registered with the property manager.
If you have a visitor who will be staying with you for more than 4 consecutive days, please contact the property manager to provide details of expected length of stay and vehicle information. If the duration of an out of town visitor will be more than one month, owners will be asked to arrange for paid reserve parking.
The City of Burlington had conducted a technical study in 2018 that advocated reducing the required visitor parking rate under its By-Laws. The original rate was 0.5 visitor spaces per unit. The new rate would reduce this to 0.25 visitor spaces per unit, which frees up 15 spots in visitor lots to be rented to owners.
City Council had passed the bylaw change in September 2019, however, a technical appeal was filed and is currently still outstanding due to the delays from the Covid pandemic cancelling and postponing various hearings.
While we continue to await the resolution of the appeal, the Board has decided to proceed with a pilot program to allow rental of up to six spots in Lot G. Owners who would like to rent a reserved spot can contact the property manager. A rental and use agreement will need to be signed. The cost of a reserved spot is $65 per month.
